One Point Properties was established by Samantha Smith, business owner, licensee and Property Manager. Delivering a promise for only One Point of contact.
Starting off in the Real Estate industry in 2001, I worked my way through the trenches from Receptionist to Senior Property Manager/Office Manager and during my experience over time, I realised that without the personal level of communication and prompt attention to matters, owners have become  increasingly dissatisfied with the service they receive from local agents. With a single point of contact and no frustrating staff changes, my clients feel confident knowing their most valuable asset is being looked after, not only by someone with maturity and experience but also by someone who actually cares.
It was this which motivated me to start my own boutique Property Management business with a focus on providing personalised service, gaining valued and loyal clients as well as matching quality properties with quality tenants.
One Point Properties is purposely kept small, allowing me as the business owner to personally and efficiently manage each of my clients’ properties from start to finish.

Exceeding Expectations

One Point Properties Gold Coast is a small boutique business and guarantees to you, as a valued client that you will receive the highest level of service throughout the entire management of your investment property.

You will be dealing directly with the Principal, Samantha Smith which means you will not be subject to a continual turnover of staff or inexperienced staff. You will be able to build an ongoing relationship with the owner of the business, who actually cares about you and your investment property. My guarantee is to:

Marketing

  • Make regular contact with you throughout the letting process by providing you with tenant enquiry rates and tenant feedback about your property.

  • Use professional photography to maximise first impressions and attract quality tenants.

  • List your home when up for lease on realestate.com.au,  and the One Point Properties Gold Coast website.

  • Contact my database of prospective tenants searching for similar properties within your area in order to match a suitable tenant to your property.

  • Conduct a mixture of “open for inspections” and private inspections to ensure every prospective tenant have the opportunity to view the property.


Leasing


  • Process all rental applications within 24 to 48 hours and present all applications to you for final approval.

  • Complete comprehensive tenant background checks including rental reference, employment and TICA checks.

  • Ensure within 24 hours of approval, tenants have signed all relevant lease and bond documents and paid a deposit in order to secure the tenancy.

  • Complete a thorough Entry Condition Report including photos and water meter readings.

  • Arrange smoke alarm and other compliance inspections in accordance with current legislation and your instructions.


Managing


  • Check daily reports for rent arrears and take prompt action in accordance with the Residential Tenancies and Rooming Accommodation Act 2008.

  • Conduct routine inspections every 3 to 4 months and provide you with a thorough written report including colour photos within 24 to 48 hours of completing the inspection.

  • Report all maintenance to you upon being notified and action repairs and maintenance in accordance with your written instructions.

  • Use tradespeople who are qualified and fully insured and who are registered with One Point Properties as preferred tradespeople.

  • Review and maintain rent to reflect market value annually or at time of lease renewal.

  • Provide guidance and recommendations to help you optimise long-term capital growth.

  • Contact you at least 3 months prior to the expiry of your tenants lease to seek your renewal or vacate instructions.

  • Notify you immediately upon receiving a tenants’ Notice of Intention to Leave and re-list your property for lease as per your instructions.

  • Conduct a meticulous and thorough Exit Inspection Report and only release a tenant bond upon receiving your written authorisation to do so.


Accounting


  • Offer you inexpensive and affordable fees and commissions.

  • Pay you your rental income up to twice per month and provide you with an itemised statement for each payment.

  • Pay all invoices, council rates and body corporate levies in accordance with your instructions and forward you copies of all paid invoices for your records.

  • Each year provide you with a complimentary End of Financial Year Statement to assist you and your accountant with your tax lodgements.


Communication


  • Return any missed calls and reply to all emails on the same day.

  • Notify you immediately of any tenant breaches or property concerns.

  • Communicate regularly and keep you fully informed throughout the entire tenancy.

  • Provide a standard of client care and customer service that continues to exceed your expectations.

One Point Properties Gold Coast guarantees to perform the above mentioned services during the term of appointment with any client. Should these obligations not be fulfilled, you may cancel our agreement. If this occurs within the first three months of the agreement, all management fees for that period will be refunded.

Competitive and Affordable

One Point Properties Gold Coast is a predominately mobile business and Samantha will come directly to all clients and customers. The majority of dealings with landlords and tenants are conducted in person or online and via email therefore, there are no expensive overheads or staff payrolls to consider. As a result the fees and commissions that One Point Properties charges to all clients are inexpensive and affordable.

  • There is a one-off let fee equal to one (1) weeks rent charged for each new tenancy (not including renewals) which includes standard marketing.

  • The on-going management fee is significantly less than many larger local agents charge at 6.5%


  • There are no extra sundry, administration, postage or marketing fees including no End of Financial Year Statement preparation fee.



  • There are no Routine Inspection or Lease Renewal fees.



Referrals are Rewarding


Whether you are an existing client, tenant or anyone else that has had a good experience with One Point Properties Gold Coast, there is an opportunity to be rewarded for referring new business.


If you are happy with the service you are receiving or have received, it makes sense to share the experience with other investors so they can also benefit from the professional property management services at One Point Properties.


Should you refer a new client and One Point Properties is appointed as their managing agent, you will be paid the amount equal to 25% of the weekly rent. For example, if their property rents for $500 per week, you will receive $125.
